Application for Apartment Exchange

An apartment exchange requires the consent of the landlord. The conditions for approval are stated in 

Chapter 12, Section 35 of the Swedish Land Code (Jordabalken).

Consent will only be granted if:

  • The tenant has justifiable reasons for the exchange.
  • The exchange does not cause significant inconvenience to the landlord (for example, 

the new tenant must be reliable and able to pay the rent).

  • There are no other reasons that speak against the exchange (such as 

unauthorized compensation between parties).

Examples of justifiable reasons:

  • Changes in family situation, such as family expansion, cohabitation, or separation.
  • Significant change in financial situation, due to illness, retirement, or unemployment.
  • Change of workplace or place of study.
  • Mobility issues requiring an elevator or a ground-floor apartment.

A key requirement is that the tenant's permanent housing need must be met through the exchange.

 The tenant must also reside in the current apartment in order to carry out the exchange.

Required Documentation

A key part of the decision is the reason for the exchange. Please attach supporting documentation, such as:

  • Proof of change in financial situation. For example, if the reason is unemployment, attach a 

certificate from the unemployment insurance fund (A-kassa).

  • If the reason is cohabitation or separation, include the name and personal identity number 

of the person involved.

  • If the exchange concerns a student apartment, include proof of admission or enrollment of at 

least 22.5 ECTS credits per semester at Umeå University or SLU.

  • The incoming tenant must attach a copy of the lease from their 

current landlord (if other than AB Bostaden), 

as well as a reference or approval from the landlord stating that the apartment may be 

used in an apartment exchange.
