Subletting
Can I sublet my apartment?
Yes, if you have a first-hand rental contract with us, you are allowed to sublet your apartment/room for a limited time if you are
unable to use the accommodation yourself. The subletting must last at least 3 months.
You must have valid reasons, such as temporary work in another location, an extended stay abroad,
studies in another city, or a study break.
Proof of your reason will be required.
What applies if I live in a youth apartment?
If you live in a youth apartment and want to sublet it, the person renting your apartment must be between
18 and 25 years old.
How do I apply for permission?
Subletting always requires a written application, which will be reviewed by a case officer.
The application form is available on our website, at our office at Östra Kyrkogatan 2 (Moritzska gården),
and from your property manager.
Who can I sublet to?
You must find a tenant yourself, and Bostaden expects both parties to arrange the practical details independently.
A rental agreement should be signed between you and your subtenant—such agreements can be purchased at bookstores.
The subtenant must not have their own rental contract with Bostaden; if so, that contract must be terminated.
If you are renting a student apartment, the subtenant must be an active student at Umeå University or
SLU in Umeå.
Who has the legal responsibility for the apartment?
As the contract holder, you are responsible for the apartment during the subletting period.
This includes rent payments and any disturbances.
We recommend setting up automatic payment (autogiro) to ensure the rent is paid on time.
You and your subtenant can decide between yourselves how the rent is managed.
How much rent can I charge the subtenant?
As a rule, you may not charge more than your own rent to Bostaden.
If the apartment is fully furnished, you may add a maximum of 15% to the rent.
If you cover additional costs, such as electricity or internet, you may charge a supplement equal to those costs.
Rent that exceeds your own rent plus applicable supplements is considered unreasonably high.
If you charge an unreasonably high rent, you may be required to refund the difference to the subtenant,
and your lease may be terminated.
Can Bostaden deny a subletting request?
Yes, if we doubt the validity of the reason provided for the subletting.
Even if valid reasons are presented, we may still deny the request—e.g., if the proposed subtenant is known for causing disturbances.
Can the subtenant take over the contract?
No, the subtenant does not have the right to take over the rental contract.
If the primary tenant does not return, the contract must be terminated according to the terms of the lease.
- Make sure to choose a reliable subtenant.
- Notify Bostaden if you change subtenants.
